Discovering a site's feasibility and history are key to project planning. I have worked successfully on many projects with site complications such as building in a flood way, landslides, a myriad of code violations, coastal commission permits, complying with the basics of setbacks, height limits, lot coverage and parking requirements.

These issues define each project's unique possibilities for development. Discovering and documenting the land use requirements and development issues that are unique to each site is absolutely essential for appropriate design. It gives the project owners and design team a clear “map” to follow.

Over the years I have developed good working relationships with the local jurisdiction's planning staff in our five-county area.
